Runway 1331 is Giant Panda Group's flagship live project at Kai Tak, Hong Kong. Operating from March 2026 through a five-year concession to 2031, the development serves as the permanent base for IP testing, talent recruitment, and cultural production.
The site delivers 504 rooms across nine themed blocks (462 shared + 42 retail/F&B), anchored by the AIR Inflatable Stadium — a 5,500 sq m proprietary dome with 3,000–5,000 capacity for concerts, sports events, exhibitions, and cultural galas.
Demain Culture runs all venue programming, AHM Production delivers live event content, and the Demain IP Lab operates as an on-site creative workshop for original IP creation and audience testing. The entire HHAI closed loop — Sense, Decide, Finance, Deliver, Learn — runs live at Runway 1331, making it the world's first proof-of-concept for AI-powered urban cultural development.
