Runway 1331 is a mixed-use youth hostel and performing arts campus situated near the Kai Tak Cruise Terminal, one of Hong Kong’s most strategically significant urban development zones in the Greater Bay Area framework.
The project combines 504 youth hostel rooms across 9 blocks with a 4,000-seat AIR Inflatable Stadium (3,000 to 5,000 capacity), outdoor cultural spaces, and retail and F&B incubation units, in partnership with China Travel Service (CTS).
Runway 1331 is the proof-of-concept for the entire GPG platform: HHAI identifies and underwrites the opportunity, XOX designs and builds the infrastructure, Demain Culture programmes and operates the content, and Black Sea Capital securitises revenue into accessible investment instruments.
See the HHAI Loop in ActionRunway 1331 demonstrates the complete HHAI loop end-to-end: Capricorn’s platform senses the opportunity and models feasibility, Black Sea Capital structures the financing, XOX designs and delivers the infrastructure, and Demain Culture programmes the content, with live data feeding back to improve every future cycle.
From initial scan to securitisation — Runway 1331 demonstrates every layer of the HHAI loop working in concert across all four GPG subsidiaries.
Black Sea Capital engineers a layered capital stack that bridges traditional institutional finance with regulated digital assets, providing consulting and financial services for Giant Panda Group and external clients across PPP, cultural projects, and digital finance.
